Across French communes of at least 5,000 residents, tertiary-education share runs from 7.15% to 77.35%. The 77.35% peak sits in Paris's 5th arrondissement — where median income, at €34,650, trails the leafier suburbs that hold fewer degrees.

France's crime map is blank for most of the country
France's SSMSI publishes burglary rates only where counts are large enough to be robust. Just 10,562 of 34,848 metropolitan communes carry a value — and where they do, the rate rises with price rather than falling with it.

France's school-dense towns are the cheap ones
Across France the map of schools per resident tilts against the map of prices. In the cheapest price quartile the median commune carries 21.01 schools per 10,000 residents; in the dearest, 9.41.

France's cheapest communes buy you the thinnest doctor access
Sort metropolitan France by property price and doctor access moves with it. The cheapest quarter of communes sits at 2.58 GP consultations per inhabitant; the dearest quarter reaches 3.23. The bargain has a health-access price tag most buyers never see.

Where French house prices ran ahead of local incomes
Overlaying INSEE median income with DVF price per square metre across 31,000-plus communes shows the two rise together — but unevenly. Property climbs from €1,215 to €2,378/m² up the income ladder, while income barely shifts up the price one.

Cheap French communes are not the risky ones
A €200,000 budget buys 126 m² at the national median. The assumption is that the cheapest places are cheap because something is wrong with them. Across 31,092 communes the data says the opposite: hazard exposure rises with price, not against it.

France's flood score is a flag, not a depth gauge
Half of metropolitan France — 17,599 communes of 34,832 — carries a flood flag. The flag is worth two points whether the hazard is a winter stream or the Rhône, and the number printed beside it also counts earthquakes and wildfire.

Where France's foreign-born residents actually cluster
A ranking of France's most foreign-born communes ought to read like a relocation brochure. Across the 2,173 communes above 5,000 residents it does not: eleven of the top twenty are Paris suburbs, and the Dordogne's strongest entry sits 744th.

France's climate map is eight numbers wide
The climate layer looks like a gradient. It is eight numbers. Metropolitan France's 34,832 communes carry eight distinct temperature values between them, and one of those values covers 6,729 communes and 20.6 million people.

What €200,000 actually buys you across France
The map's price per square metre is not what you will pay — it is the median of what actually sold. What it does show is reach: €200,000 buys about 126 square metres at the national median of €1,593, 211 in the cheapest quarter of communes and 75 in the dearest.
